Southern Key Realty cannot guarantee a tenant placement within a certain period of time, but can say due to our past success typically our properties is leased very quickly as we are able to focus on each clients property needs and give it the attention it deserves.
We can acquire mid-term lease or when that the current lease concludes. In cases where the resident is behind in their rent, we can take the necessary steps to either get them to pay or evict if we cannot obtain payment. Many residents will suddenly find a way to pay the rent or move as soon as they hear that a management company has been secured to follow through with collection.
We pride ourselves on a quick turnaround of your rents and statements. We generally process the rents and statements by the 10th of each month. Each homeowner will be mailed a statement along with a check or electronic deposit.
We perform quarterly inspections/property visits at which time we check to see that the tenants are taking good care of the property and that they are not violating any terms of their lease. We also take these opportunities to go over any general maintenance the property may require such as changing air filters. If the air filters haven’t been changed the tenants will be subjected to a fine.
If it is noted on the property visit that your tenant is not keeping the property to the required standard, then a lease violation will be issued, stating the items that need to be resolved. If this is not done within the time frame, we will contact you to discuss the next course of option.

How will my property be advertised?
Your property will be it is listed on our website through the multiple listing services (MLS), Zillow, and Truilia with photos. We will utilize Craigslist and social media such as Face Book and Instagram to market your property as well. In addition to online advertisements, there will be signage placed at the property. Even if the unit is occupied, Southern Key Realty will handle all showings with at least a 24 hour notice for the current tenants.
How does their eviction process work?
We have a standard procedure if the payment is not received, eviction process starts on the 15th of the month and will be processed in accordance of Georgia Landlord Law.
